Hi, my name is _____________, I buy apartment buildings in the area and I am calling to see if you are interested in selling the property at _____________?
I’ll need to get some basic information to determine if I am interested. Do you have a couple minutes to talk?
It looks like there are ____ units in this property, is that right, __(first name of prospect)_____?
How much are you getting in rents?
What is the unit mix?
Do you have an income and expense report you could share?
How many vacancies do you have?
What kind of repairs need to be made?
How soon are you looking to close?
Have you had a recent appraisal?
Are you working with an agent or another investor right now?
How much are you asking for the property?
How did you arrive at that value?
Will you sell for what you owe?
Why are you selling?
If I offered you cash and could close quickly, what is the least amount you would accept for the property?
Is that the best you can do?
I am interested in the property, can you meet me at the property tomorrow so I can take a look at it?
On a scale of 1-10, how motivated are they? (1-they need twice what it’s worth, 10 – money is not an issue to them) (if they are a 3, they are willing to let it sit for a year to get their price, if they are a 5, they are interested in selling soon but not interested in getting any less than what is possible, 7 they need to sell asap but can’t take a loss, 9 they have to sell now and are willing to discount it, 10 they could care less about how much they sell it for, it is a major headache)
If they are not at least a 5, I don’t meet with them, but I schedule a follow up call once per month until they tell me not to.
