Hello this is (name of your company), can I help you?
Yes, I’m interested in selling my property.
Your interested in selling your property? Great! How did you hear about us?
I received a letter in the mail.
A letter? Excellent! Oh, by the way, my name is _________, what’s yours?
Excellent, how many units are on the property Happy?
How much are you getting in rents?
What is the unit mix?
Do you have an income and expense report you could share?
How many vacancies do you have?
What kind of repairs need to be made?
How soon are you looking to close?
Have you had a recent appraisal?
Are you working with an agent or another investor right now?
How much you are asking for the property?
How did you arrive at that value?
Will you sell for what you owe?
Why are you selling?
If I offered you cash and could close quickly, what is the least amount you would accept for the property?
Is that the best you can do?
I am interested in the property, can you meet me at the property tomorrow so I can take a look at it?
Great, see you then!
Now ask yourself…
On a scale of 1-10, how motivated are they?
1-they need twice what it’s worth
10 – money is not an issue to them
i.e. – if they are a 3, they are willing to let it sit for a year to get their price, if they are a 5, they are interested in selling soon but not interested in getting any less than what is possible, 7 they need to sell asap but can’t take a loss, 9 they have to sell now and are willing to discount it, 10 they could care less about how much they sell it for, it is a major headache.
If they are not at least a 5, do not setup a meeting, setup a followup plan.
